First and foremost let’s go over the pros and cons of each. Pros for new home construction are: modern floor plans, delayed significant maintenance costs, lower utility bills (due to more energy-efficient technology), and more upfront personalization. Cons for new home construction are higher upfront costs, longer wait times, and minimal price negotiation. The pros for existing homes are lower priced options available, established neighborhoods, move-in ready, and value-add potential with remodels and updates. The cons for existing homes are outdated floor plans, more repairs and maintenance, and less personalized. What we’ve experienced here at Suburban is that most new home buyers have decided to pursue the new home route, due to the pricing that we’ve seen in the market. They figured they’d rather spend the same amount of money on a new house vs on an existing home. With that being the case over the past several months, we are starting to see some changes. As of the making of this video, the average price in Sahuarita, for a single-family new construction home is $446,000. And the average price in Sahuarita for an existing home is $379,000. There are many factors that lead to this pricing however, we are starting to see a more balanced market for resale homes. This makes them more affordable than new construction purchases.
