Please read the following information before proceeding to the application form below.

We process our applications on a first come, first serve basis. This is determined by the time of your completed application is received. A completed application will consist of:

    A fully filled out application from ALL occupants above the age of 18 years, including all adult children living in the home.

    A copy of your government issued photo ID

  • 3

    A copy of your two most recent check stubs or other verifiable income. Gross income must be at least 3 times the monthly rent.

  • 4

    A copy of your three most recent bank statements.

  • 5

    A copy of the Rental Verification form with the “Applicant Section” completed. (Blank form is provided below)

If we have not received your completed application, we will move on to the next applicant. Once we begin processing the first complete application, all other applications are held in a backup status, unless you advise us that you would like to withdraw your application. If the first applicant does not qualify or they withdraw, we will move on to the next completed application. If the first application is approved and you are in a backup position, we can keep your application for up to 30 days and use it for another Suburban home or we can destroy it. You will not be charged the application fee unless we run your application. Applications require 2-3 business days to process.

Application Fee:
Our application fee is $75 per applicant. Every person 18 years or older residing in the home 2 weeks or more per year must fill out an application. Application fees will not be refunded for denied applications.

Occupancy
The maximum occupancy is two (2) persons per bedroom.

Age
Applicants must be 18 years of age unless deemed an adult under applicable law.

Credit & Background
A TransUnion Credit Report will be completed for each applicant to verify credit worthiness. Applicants may be denied if a credit score cannot be obtained. Open bankruptcies, judgments, collections or invalid social security number will be cause for automatic denial.

640 and above = Acceptable
630-639 = Will be considered depending on type of negative credit
629 and below = Automatic denial

Verifiable Income
The combined gross household income must be a minimum of 4 times the monthly rent. Verifiable income sources include current employment check stubs, child support orders, tax returns, grants, pensions, social security, GI benefits, alimony support orders, disability payments, trust funds, assets receiving dividends, savings account statements. All income sources must be concurrent with the duration of the lease.

Guarantor (Co-Signer)
Guarantor must complete the full application and pay the application fee. Guarantors will be subject to the same qualification guidelines as the original applicant. A guarantor will be added to the lease as a financially responsible party and equally responsible for the rent and any other tenant charges that may occur. Guarantor’s income must equal three times monthly rent amount above and beyond guarantor’s personal housing expense(s).

Criminal History
A criminal background check will be completed for each applicant. For the safety and security of all residents, applicants must have none of the following felony convictions within the last 15 years and no criminal activity since. All sex offenders will be denied. All other felonies must be 5 years old.

  • No violent crimes including but not limited to murder, manslaughter, robbery, assault, rape, domestic violence, terrorism, battery, or kidnapping

  • No drug related or unlawful substance related crimes including but not limited to trafficking, manufacturing, buying, or distribution

  • No persons with active warrants

  • No property related crimes including but not limited tto auto theft, burglary, larceny, theft, or arson

  • No persons with restraining orders or injunctions prohibiting harassment

Non-citizens
Must prove they are here legally by providing a social security number or work visa. All non-citizens will be subject to the same qualification criteria as citizens

Roommate Criteria
Roommates must meet all rental qualification guidelines. Deposits paid by roommates are considered property security deposits, not individual security deposits. If one or more roommates move out, the security deposit will stay with the home. All roommates are considered 100% responsible for the rent. We do not accept partial payments; all payment arrangements made between tenants are solely between the tenants.

Photo ID
All applicants must provide a legible copy of a government-issued photo ID (front & back)

Rental/Mortgage History
Rental history will be verified for each applicant. Applicants must have at least 1 year of verifiable rental or residence history form a non-family member. Suburban’s Rental Verification Form can be found on our website. All applicants that owe money to a previous landlord or have a previous eviction will be denied.

Holding Fee Policy
The application fee and holding fees are non-refundable. If you cancel your lease prior to moving in, the holding fee will be forfeited for liquid damages. Once your lease begins your holding fee will satisfy your security deposit requirements.

Renters Insurance
Renters insurance is required throughout the duration of occupancy.

Pet Policy
Per landlord approval, Suburban Real Estate Group allows a 2 pet maximum per household (this is typically in line with HOA requirements but it is recommended tenant verifies with HOA). Assistive animals are not considered pets. Pet deposits will be charged when applicable.

Pet screening is required for ALL applicants (with or without pets) and there is a fee of $30 per pet for the screening process (no fee for no pets). This is required for all new applicants as well as all lease renewals.

Falsification of any information on the rental application will result in automatic denial. Applicants may additionally be required to be subject to more restrictive criteria as outlined in HOA or municipality guidelines.

Once you are approved the next step is to pay the holding deposit and sign the lease. This must be done within 2 business days of approval or the next applicant will be considered. Homes can be held for a maximum of 2 weeks if vacant. If occupied, ask your leasing agent what the move-in date is for that home. Rent for the first month will be pro-rated based on a 30 day rent cycle. Both the holding deposit and the first month rent must be paid in certified funds (i.e. money order or cashier’s check).

Please remember we cannot process your application until we have all information completed from all applicants and all required documents uploaded, including form of legal ID, proof of income, bank statements (3 months), rental history, and application from all occupants 18 years and older. This includes adult children and spouse. One application per person. Each person will need to fill out their own application. We are running a background check on each person. One person per application.
